Metal roofing systems all attach to the structure they protect in some way. They might use fasteners, clips, or some combination of both, and vertical metal panels are often classified according to which fastening method they use. The two main types of metal roofing systems are concealed and through fastened. One is less expensive to install initially, but in the end, only one system offers the durability you need for a high-performance roof that will last a lifetime or more.
Through Fastener Systems
Through fastened roofing panels attach to the roofing deck using screws or nails. These fasteners puncture the roofing sections, locking the panels into place. They also use washers, which are designed to provide extra protection against leaks all around the holes.
The screws or nails are typically painted or otherwise protected to give them greater longevity against the elements. They're often capped with a rubber gasket to provide another layer of protection, and they're sealed off with waterproof roofing caulk. A roof that uses this system will typically have hundreds if not thousands of these puncture sites all over it.
Concealed Fastener Systems
Concealed system panels attach to the roof substrate using clips, so the panels are never pierced by anything. The clips themselves are concealed on the underside of the metal panels, and these systems come in different sizes to accommodate different roof angles and corners.
What to Consider In Your Roofing System
Budget
Every project has a budget, and there's no denying that concealed fasteners are typically more expensive to install initially. They take more effort and time to get right, and this means greater labor costs. However, there are concealed systems on the market that are quickly approaching through fastener prices as this becomes a more popular option.
On the other hand, a budget is about more than the initial cost of installation. It's almost important to consider the long-term costs of the roof, and that's where through fastener systems fail. They are far more prone to issues than concealed systems.
Washers can fail, screws can pop, nails can back out, and water can get it. While every effort is made to make these components as durable and weather-proof as possible, it's simply impossible for them to avoid issues as well as a concealed fastener system.
Durability
One of the great things about metal roofs is their durability. They last much longer than any other roof type. In fact, if they're properly installed and get a little maintenance, they can easily outlast the structure they protect. But to get that kind of durability, you need to use concealed fasteners. Concealed fasteners have very limited exposure to the elements compared with through fasteners.
Through fasteners are always being rained on and suffering from the harsh rays of the sun. Over time, the UV rays will wear out the fasteners, break down the materials they're made from, and eat through the caulking that goes on them. High winds may work a fastener out, while constant rain eventually gets through the waterproofing and begins the corrosion process.
Metal roofing systems that use through fasteners can just never be as durable as those with concealed fasteners, and that's one reason that concealed fastener roofs have far better warranties.
Movement Adjustment
Metal expands and contracts as the temperatures rise and fall, and this has to be taken into account when choosing a metal roofing system. Metal roofs reflect heat better than other types, giving you energy savings in the structure of at least 18% and often more, but even reflective metal roofs can reach temperatures of over 105 degrees Fahrenheit on a hot, sunny day.
What this means is that it's not unusual for a 24-inch length of rafter metal roofing to move about three-tenths of an inch as temperatures shift. That's a lot of movement, and through fastener roofing panels simply have no allowance for any movement. Screws and nails aren't made to accommodate this, and over time their holes will elongate and they'll start to move their way out. Once that happens, the seal between the metal and the washer breaks, and the next step is water getting in. This means the metal and the fastener start to rust, escalating the speed of corrosion.
Concealed fasteners use a fastening clip to hold the roof panel in place rather than attaching it directly to the structure. This offers a secure hold, but one that still allows the panels just a little bit of float. This accommodates the expansion and contraction so the movement won't harm the panels or loosen the connection to the roof.
Aesthetics
There's no mistaking a roof with through fasteners. Every screw and nail is evident to anyone who looks closely. Some people might not be bothered by this, but there's no denying that concealed fasteners are generally more aesthetically pleasing.
With concealed fasteners, you get a smooth appearance to the roof and a clean aesthetic that many people prefer. In addition to the look, a concealed fastener system also leaves nothing for dirt, sand, leaves, or debris to catch on.
Ease of Installation
Just about the only upside to a through fastener system is that it's easier to install than a concealed system.
This makes it a popular choice with DIY installers and cheaper roofing contractors, but this shouldn't be the primary factor when choosing a roofing system. It is important that anyone installing a concealed fastener system be very skilled, especially in regards to flashing. But that doesn't mean that just anyone can do a good job with a through fastener system, and through fasteners have hidden issues that can make it more difficult to do well then it would seem at first glance.
For one thing, through fastener panels have to be installed with extreme care to ensure a proper seal. The biggest issue is the torque of the fasteners and their washers. When fasteners are over-torqued, screws get stripped, heads get snapped, and the pre-tapped threading gets damaged. Inexperienced people are often tempted to over-torque in the mistaken belief that this will result in a stronger connection. Under-torqued screws are liable to work themselves loose or increase the diameter of their hole during expansion and contraction of the metal.
Torque can be tricky
because not every project uses properly calibrated and regularly tested torque tools to ensure each and every fastener is applied with the perfect amount of force. It's also important to note that some through fastener roofs will have length limitations because of the possibility of thermal movement.
The Lasting Choice: Concealed Fastener Systems
Concealed fastener systems are, without a doubt, built to last. They are made to endure the elements and stand up to UV rays, water, wind, and all the debris that typically hits the average roof during the year. They're also made to compensate for the natural movement of the metal as the temperatures fluctuate throughout the day and night, protecting the roof and its connection to the structure.
Concealed fastener systems are also made to last longer and offer fewer issues and very few maintenance requirements, giving you a roof you can rely on for decades. And since concealed fasteners are by their very nature made to offer the best possible function and form, they are typically made of superior and longer-lasting materials. This just makes sense, since through fasteners panel systems are marketed as the lowest-cost solution. Unfortunately, that low cost only applies to the initial installation.
Investing in a metal roof is a smart decision, but for the best results, a concealed fastener metal roofing system is always going to be the smartest choice: and a choice that will go the distance.
